Paragon Residences is a high-end freehold, serviced residential condominium located in Johor Bahru, Johor. It is located in Flagship Zone A of the Iskandar development. The developers are Amprojek Construction which is backed by a joint venture between ACJ Group of Singapore and Malaysia’s Joland Group. The development is expected to be completed in Q2 of 2015.

Paragon Residences has a total of two towers with 32 storeys each. Four main layouts are offered by the developer; smaller units comes with 2 bedrooms and 2 bathrooms whereas the larger ones would come with 4+1 bedrooms and 5 bathrooms. Square footage of the units starts from 732 sf, and up to 1,711 sf. There are only four penthouse units available, which are customizable and upwards of 10,000 sf in terms of built-up.

Paragon Residences is located in a low density neighborhood. The view from the units features a gorgeous city skyline and sweeping horizons of the sea. 6 floors of the 32 storey building would be allocated for car parks, which would have a total of 824 parking spaces. There is also an adequate amount of lifts in both the towers, with each having 5 lifts to service each of the towers.

Being a high-end residential, Paragon Residences is gated and guarded with 3-tier security; having 24-hour patrol, card access as well as CCTV surveillance. In terms of facilities, the entire level 27 is allocated for a Sky Garden. Level 7 of both towers would be the facilities floor which would have a vast array of facilities including a 50m lap pool, tennis courts, Kid’s Paradise, an outdoor bar, a library, a yoga pavilion, putting green as well as a BBQ pavilion and an adventure water park, just to name some.

Being situated in Zone A of the Iskandar development, amenities are easily within reach from Paragon Residences. Nearby there is most notably The Zon, City Square, Danga City Mall, Plaza Pelangi and Holiday Plaza. Apart from that, there is the Danga Bay marina as well as the Johor Golf & Country Club for recreational purposes. The nearest hospital from the location is the Gleneagles Hospital. Paragon Residences is also developed on prime land which has good accessibility. It is easily accessible via the Inner Ring Road, Eastern Dispersal Link, Jalan Skudai and the Coastal Highway. The location is also less than 5 minutes from the causeway, making it a viable option for daily commuters into Singapore.

Both companies within the joint venture have very solid backgrounds. ACG Construction was established in 1983 and rated G which is the highest in terms of financials by the Construction Industry Development Board of Singapore. Joland on the other hand, was incorporated in 1985 and has over 30 companies under its group, including the Grand Paragon Hotel.

As Paragon Residences is designated to be a serviced residence, it would be managed by Grand Paragon Hotel under Joland Group. Joland Group would be leveraging on its vast experience with hotel management in order to further bring value to the development. However, the launching price might be a tad steep at over RM700 psf. With it being in such close proximity to Iskandar, there might be an oversupply of high-end residential developments in the locality.
